Terms & Conditions
To
maintain a high standard for our guests we require certain
conditions to be complied with. We appreciate most will respect our
property but the occasional abuse requires that we state the
following conditions.
It is the
guest’s responsibility to read all terms and conditions of their
booking.
Any
booking made with Sabina on Little Myers is conditional to the
client having fully read and understood the Terms & Conditions.
All
bookings must be confirmed with a minimum deposit of 50% on booking.
Payment
of deposit or total fee for your booking indicates acceptance of
these Terms and Conditions.
The
booking requirement is a minimum stay of two nights
Holiday
tariffs apply from late December until end of January, Easter, long
weekends and special events. Please refer to the tariff table on
our website.
Cancellation Policy
- Over
30 days notice – 90% deposit refund
- Up
to 14 days notice – 50% deposit refund

Within 7 days or no show on arrival date – no refund of deposit
If
cancellation occurs less than 30 days to arrival date, the deposit
is fully refundable only if another guest rebooks the dates of your
booking. If the dates of the booking are not rebooked, then the
deposit is retained as stated above by Sabina on Little Myers.
Conditions
The house
is available for guests from 2.00pm and should kindly be vacated by
10.30am on the day of departure unless prior arrangements have been
made.
Whilst we
are more than happy to provide a late check out wherever possible,
this can only be confirmed on arrival or by prior arrangement with
the owners as it is dependent on other bookings at the time. Failure
to adhere to these procedures could result in the incurring of
additional costs.
The
number of guests staying at the property must not exceed the number
agreed to in the booking details, unless agreed to by us. In the
event that any additional persons stay at the property, an
additional fee may be charged according to our usual rates. If
additional guests stay without permission, we reserve the right to
terminate the booking without refund.
The
house is a smoke free zone. Please
ensure that you do not smoke inside the house as there is a
penalty of $500.00. This will be charged to your credit card
provided for payments (of left for security).
Guests
are required to enter and exit the property quietly.
Noise
levels must be inaudible from neighbouring properties between 10pm
and 8am Sun-Thu, and between 11pm and 9am Fri-Sat.
All
guests are expected to behave in a manner that does not cause
distress to our neighbours or interfere in any way with their right
to enjoy their properties. We reserve the right to remove guests who
do not adhere to this code of behaviour. In these cases, no refund
will be due, and we will not be responsible for finding or funding
alternate accommodation, nor will we be responsible for any other
associated costs.
Guests
may not engage in any illegal activity at the property.
You are
responsible for leaving the property in the state in which you found
it on arrival. All breakages or losses must be reported to us
during your stay. Whilst we will not pursue reimbursement for minor
accidental damage or normal wear and tear, the total cost of making
good any other damage or loss to the property, garden or contents
will be charged for using the credit card provided for payment (or
left for security).
Guests
are expected to leave the property in a neat and tidy state without
the need for extensive, excessive cleaning. You are responsible for
all cleaning charges in the event that the property is left in a
state that requires more than reasonable cleaning. This will be
charged for using the credit card provided for payment (or left for
security). Our rates also include laundering and general wear and
tear of sheets, towels and dressing gowns etc which are supplied for
your convenience. In the event where damage or stains cannot be
removed and the item/s need to be replaced, this will also be
charged for using the credit card provided for payment (or left for
security).
The
owners of the property are not liable for loss to you of any
personal belongings whilst you are occupying the property.
Your
occupation of the property may be terminated by the owners without
notice in the event that you breach any material term or condition
or in the event that any amount due is not paid.
The
owners of the property cannot be held responsible for failure or
interruption to power or services to the property for reasons beyond
our control.
If
pets are entering the property or staying at the property, this
must be disclosed at the time of booking, otherwise we reserve the
right to terminate the booking without refund. In that case we will
not be responsible for finding or funding alternative accommodation.
All disclosed pet stays will be referred to in our confirmation
letter and there is a surcharge per clean for pet guests. This
surcharge covers a small amount of additional cleaning time that may
be required for a pet stay. If extensive additional cleaning is
required, this will be charged for using the credit card provided
for payment (or left for security). The general house rules for pet
guests are please do not allow them on the beds and furniture and
you need to pick up after your pet.
You will
agree to any other reasonable house rules which may be made
available to you at the property.
